Burj Khalifa dominates realty deals

The largest residential real estate transaction in Dubai last year was registered in Burj Khalifa with the price topping Dh28 million, according to Reidin.com. The 11,355 square foot space was sold for Dh28.15 million, or Dh2,479 per square foot, in October 2011. The second largest transaction was again in Burj Khalifa, for a Dh7,910 square feet unit which was sold for Dh28 million, Dh3,910 per square feet, in February 2011.

Emaar’s sales office, based in the heart of the thriving Downtown Burj Khalifa district, was converted earlier this year into The Pavilion Downtown Dubai, a multifunctional public gallery space. Cultural Engineering, the body behind this philanthropic venture, also founded Shelter and Brownbook, the former a community hub and the latter a magazine.

Depa warns of sliding revenues across the board

Depa, the Dubai interior contractor that fitted out the Burj Khalifa, is the latest company in the construction sector to warn that turmoil in the Middle East is driving down revenue. The delay of several large contracts in the region will “dampen full-year market expectations”, it said yesterday.

Sizzle & fizzle

Suspended from the ceiling of an atrium, the shimmering cascade is intended to be a poetic evocation of the Burj Khalifa, the world’s tallest building, in Dubai. Since 18 minutes remained before the show’s official 6 p.m. opening, there was still time — theoretically, at least — to remove the lifts and install a pile of mirrored rocks designed to suggest the elaborate reflecting pools that surround the Burj in its desert homeland.

About 80 per cent of the completed office space in the project is empty, property agents say. And offices are renting for as much as 50 per cent less than space in nearby Downtown Dubai, where the Burj Khalifa, the world’s tallest building, is located.
